I already own a home. Can I apply to buy an affordable home?

If you currently own a home, you may still be eligible to purchase an affordable home. However, you must sell your existing property before completing the purchase of the affordable home.

You can apply for a eligibility certificate while you still own your current home. If you meet all the eligibility requirements, we will issue a holding letter to you and the affordable house seller or agent confirming that you meet the criteria for eligibility in principle.

A eligibility certificate will not be issued until we receive written confirmation from your solicitor that the sale of your current property has been completed.

 

My certificate of eligibility is about to expire and I haven’t completed the purchase of my affordable home yet. What should I do?

We can only reissue a certificate once it has expired. To request a new certificate of eligibility, please contact us and provide:

  • Your most recent 3 months’ payslips or income information
  • Confirmation of your current mortgage offer or mortgage in principle

This information is needed so we can check that you still meet the eligibility requirements of the scheme.

A renewed certificate can only be issued if the property you want to buy has a valid valuation. If the valuation has expired before your certificate expiry date, we may need to arrange a revaluation of the property to ensure it reflects current market value. This may delay the reissue of your eligibility certificate.
