Local Land Charges
The purpose of the Local Land Charges Service is to maintain the Local Land Charges Register and to provide Solicitors, Conveyancers and prospective purchasers or sellers of a named property or piece of land within Ceredigion, with information by means of a local authority property search document.
A property search carried out by the local authority will provide information on entries contained in the Local Land Charges Register, give up-to-date information on matters which affect the property and full replies to the specific questions on the CON 29 form, such as:
- Has there been any unauthorised development
- Possible road improvement schemes and new layouts
- Contravention under the Building Regulations
The Local Land Charges Service offers an on-line search application and payment facility. Also, to improve efficiency and turnaround times all search replies will be returned by e-mail.
Fees for Official Local Authority Searches
HM Revenue & Customs determined that CON29 & CON29O information is subject to VAT at 20%. Our systems and processes have been updated to incorporate the VAT.
Details of the current charges are set out below:-

Administrative fee for an enquiry not linked to an Official CON29 search: £13.00
Therefore the fee for Optional enquiry without an official CON29 search is: £13.00 administrative fee + £19.00 for each question required.
Administration fee for additional copy of pre 2002 search result: £19.00

Once an appointment is made, an OS extract plan clearly showing the extent and location of the search area with either a six figure grid reference or a post code should be forwarded to the Local Land Charges Service ce.locallc@ceredigion.gov.uk and Technical Services clic@ceredigion.gov.uk.
